Timing is everything. The first farm I bought was worth 65% less than what I paid for the farm the year after I bought the farm and it took twenty years to come back up to what I paid for the farm. Will you be able survive a downturn in the market like that?
Why isn't the farm tiled? Is there a good outlet for the water? Will you own the outlet for the water?
