West of Mpls MN about 50 miles on Hwy 12
In 1984 I paid just under $1700.00/acre for the farm across the road from what was my parents building site, which is now my wife and mine building site. The farm I bought was home to the main tile outlet for several hundred acres of land that dad owned.

In 1990 I paid just under$600.00/acre for the farm a quarter mile down on the other side of the road from the first farm I bought in 1984.

I just about got thrown in wetland buster prison trying to improve the 1990 farm in 2005 so I worked with BWSR to create a wetland credit bank and sold the wetland easement for $4800.00/acre to BWSR, which was about double what "good" farmland was selling for at the time.

In 2016 I sold the remaining 1990 farm and now recreational land because of the wetland deed restriction for $1700.00/acre to a neighbor/friend of mine who has picked a pile of rocks alongside of me over the years so he could build a new house and shop to house and support his 13 kids and growing cement contracting business.

Like farms with no deed restrictions are selling for $7,000.00/acre today so I did leave a few dollars lay on the table by selling the land too soon.
