Yea and in the late 70s early 80s I seen land bring 12-1400 per acre. And couple years later land was being sold for 3-400. Broke some guys. History does have a way of repeating itself.
That exact same thing happened in my area..I lost several good neighbors in the mid 1980's..They'd bought too much land in the late 1970's...Starting in 1980 we had 7 wild weather years in a row plus 18% interest rates...Land fell from $1,000-1,200 down to $300-500...It took 20 years to get back to $1,200..Now,it's $5,000 to 7,000 per acre and we've had 3 bad weather years in a row.
The cycle changed here about 1987 and anyone thats bought land since then has done well...Its all about timing and having the ability to make the land payment in the worst of years..Crop insurance is about 10 times better than it was 40 years ago..In 1980 I had 50 bpa wheat,15 bpa milo,3 bu early beans, no DC beans and collected very little insurance money...All of the corn in the area was a total loss..
