Subject: Landlord asking for advance on spring 2025 rent


Hello all,

I started renting this land 15 years ago from(we'll call him Bill) Bill's dad. Bills' dad and my dad were lifelong friends and neighbors so when Bills dad retired he rented his farm to me. Bill inherited the farm from his dad when he passed away in 2022. I signed a 5 year lease with Bill in the fall of 2022. Bill is somewhat of a burnout. No problems with drugs or alcohol but no ambition or work ethic either.

First year renting the farm from Bill in 2023 was okay but this year I started to get wind of a few rumors about Bill. Shortly after the first half of the rent was paid to Bill on March 1st of 2024 I heard he had some big gambling loses to the tune of almost the exact amount he was paid in rent. Same story after the second half of the rent was paid on September 1st. Gambling losses that match the amount of rent paid almost exactly or a little more. I try hard to keep out of the coffee shop talk or gossip circles but this is getting hard to ignore. The person who filled me in on the situation would definitely know what the truth is.

Only reason I'm really concerned is because Bill called me Sunday night claiming he had some unexpected repairs that he needed to do to his house before winter and was wondering if I could advance him the spring 2025 half of the rent. He called again tonight and was pretty pushy about it and when I asked what the repairs were he was really vague.The lease explicitly states when the rent has to be paid so I'm covered there. Even if his story about his house repairs is true I don't think it's a good idea to advance rent. What's a good course of action to take here? Guess I could try to buy him out before the lease is over. He can spend it all as he pleases then. Thanks
